Project Overview

Downtown Grand Island will gain 17 apartments by the end of 2024, thanks to the continuing redevelopment of the Hedde Building.

Amos Anson and Tom Pirnie are adding the apartments to the building’s second and third floors. These units are in addition to three apartments completed on the second floor when the Hedde’s ground floor was renovated for commercial and office space, including a co-working space for start-ups.

All three of those previous apartments are already rented.

The 17 new units will range from 500 to 1,100 square feet. They will include washer and dryer, fiber optics and most utilities, excluding electric and cable. The energy-efficient apartments will also feature LED lighting and Energy Star appliances.

Rents are anticipated to be $715 to $1,300 per month.

Anson and Pirnie are developing the new apartments with the student and intern market in mind. For instance, Anson mentioned the Wayne State College Cooperative Internship Career Scholars program, which will bring 15 students per year to Grand Island. Other local businesses also offer internships, which create a need for apartment space.

That demographic appreciates living in a “more walkable environment among like-minded people,” Anson said.

The project creating the 17 new apartments will receive $500,000 in Build Grand Island revolving loan funds. Budget for redeveloping the entire building is $4 million.
